A planned 248-unit subdivision in Williston received zoning approval at the most recent Williston City Council meeting, which was an important milestone, but Berkley Oaks isn’t in a position to build homes and duplexes yet.
Zoning approval means the former developer, Covington, LLC. can sell the land to the developers of Berkley Oaks, clearing the way for re-platting and final site plan development.
The Federal Aviation Administration informed the new developer that it wouldn’t review the project until the subdivision was re-platted and the final site plan was approved by the city council.
FAA wants the development plans firmed up before it reviews a noise study and determines if there are issues with a portion of the subdivision being constructed in the glidepath of the Williston Municipal Airport’s longest runway.
City Planner Laura Jones said other buildings in the city already lie in the glidepath of the airport runway.
“The glidepath extends over the school (Williston Middle High School) and other neighborhoods to the north. It’s not a deal breaker. It’s something FAA needs to be comfortable with,” Jones said.
She said the Church of God parcel is also in the glidepath.
The subdivision will consist of 148 single-family residences on the north side and 100 duplexes on the south side. It will have 5.18 dwelling units per acre. The total land area of the subdivision is 47.9 acres.
Jones said the developers of Berkley Oaks will also need permits from the Florida Department of Transportation for entrances on U.S. 41 and State Road 121 and that are different than what the former developer laid out.
“We’ve still got a long haul on that one,” Jones said. She was referring to the time it will take to get all the approvals in place.
The city council voted at its Dec. 6 board meeting to change the zoning on the property from Residential 1 to a Planned Unit Development (PUD), allowing for the mix of single-family homes and multi-family dwellings (duplexes) on the property.
